Α modern residential property , of minimal aesthetics in Votanikos.

In one of the most rising and sought-after neighborhoods of the center of Athens, in Votanikos, we created a residential property that stands out for its elegant design and the strong architectural imprint of its minimal aesthetics.

The main challenge in this property was the creation of a shell, which combines privacy, functionality, modern architectural design and to make the most of the panoramic view of the Acropolis.

The central idea of the composition was the creation of a property volume for permeable apartments and the simplicity in its form.

The main goal for the builds is to fit harmoniously into the residential environment. Therefore, in addition to placing the property in retreat to create green spaces, we created planted roofs improving our energy footprint and at the same time the microclimate of the area.

The placement of the central glass staircase on the facade, which in this project was an integral part of the architectural composition from its first stages, played a decisive role in the result.

The palette that shapes the exterior of the property consists of a white casing combined with vertical decorative panels with wood appearance and dark balconies and a dark casing that incorporates the glass staircase. The white element contrasts with the dark and the two together create a dynamic architectural approach.

The staircase at the level of the floor is lined with warm shades of wood, making the scale of the building more accessible to the user, while the shell itself is maintained in soft color tones. All these are united in a rhythmic sequence and give absolute harmony to the work.

A particular challenge was the creation of a property of high standards, with the highest energy efficiency A +, which consistently serves the needs of its owners, with bright apartments that take full advantage of the orientations and large openings, strategically placed based on the aesthetics and functionality of individual spaces but also the whole.

The apartments are distinguished by ergonomics and functionality in all areas. The kitchens and bathrooms are individually designed for each owner and the choice of materials is based on his needs and preferences.

The maximum A + energy rating of the property is achieved by the installation of photovoltaic systems with the main advantage of energy offset, energy frames, 10cm thermal facade and heating and cooling heat pumps.
